Redrow has received approval from the Greater London Authority (GLA) for 1,200 new apartments at Colindale Gardens, Redrow’s flagship scheme for the Greater London division. The regeneration project in Colindale is transforming the Metropolitan Police’s former training ground into a brand-new community. The scheme, which launched in 2016 has been a huge success with circa 1,500 homes sold and occupied to date and 25% of the current community already moved in. The new apartments will bring the total number of homes at Colindale Gardens to around 4,000.
The new apartments will be located in the east section of the site, with pedestrian and cycle routes linking the new homes to the central park and other amenities at Colindale Gardens, which when complete, will include a central four-acre park, shops, restaurants, a health centre and a new primary school.
The 1,200 additional new homes will occupy almost 10 acres of additional land, and will include a mix of one, two- and three-bedroom apartments, and 35% of the homes will be affordable. Many of the homes will benefit from views out over the central four-acre park, which opened to the new and existing community in summer 2019.
Alongside the central park is a further five acres of open space provided across the development site in the form of tree-lined boulevards, play areas, outdoor exercise areas and a trim trail. Reflecting the central ethos of Colindale Gardens and the priority placed on creating a green and open environment, residents will have access to private outdoor space in the form of a balcony or terrace, with some buildings having access to a secluded podium garden. When asked about the most challenging aspects of being at home during lockdown, more than half (52%) of Londoners found not having enough outside space to enjoy the outdoors as much as they would like was a challenge.

The new homes are conveniently located near to Northern Line tube station, with access to both the West End and the City, with journey times of less than 30 minutes. The night tube, which runs via the Charing Cross branch of the Northern Line, provides 24-hour connections from Colindale to central London stations Tottenham Court Road, Embankment and Waterloo at the weekend.
