Bellway London Partnerships has been chosen to work with Waltham Forest Council to redevelop an entire housing estate in south Leytonstone.
The housebuilder is to partner with Waltham Forest Council to deliver new homes on the Avenue Road Estate off Hall Road, subject to planning consent being granted.
If approved, the plans will involve the phased demolition of the existing homes on the estate, with replacement new-build properties constructed for all residents prior to the demolition of their existing homes.
The scheme will also see Bellway deliver new private and additional affordable homes which will be available for local people through rent or shared ownership.

The Council invited bids through the Greater London Authority’s new London Development Panel, known as the LDP2, and Bellway London Partnerships was selected as the preferred bidder.
The Council had identified the site as being strategically important with regard to providing new homes in the area and in April 2020 recommended that the estate be redeveloped. Perhaps just as importantly, in a ballot held in January 2021, residents voted overwhelmingly to welcome the plans with a huge 91.5 per cent in favour of the demolition and redevelopment scheme.”
The residents on the estate are currently housed in five nine-storey blocks built in the 1960s. If the plans are given the green light, Bellway will demolish the apartment blocks and carry out the new build in four phases.
The proposal is to deliver the homes in eight blocks, with a range of one, two and three-bedroom apartments and four-bedroom houses provided.
Other benefits to residents and the wider community within the proposed scheme would include a public art display, public plaza area, green roofs to maximise sustainability values, public open spaces including multiple play areas and a community planting zone.
