Housebuilder Honey has submitted plans to deliver a £46m, 185 new home development on a 39-acre site on Tickhill Road in Maltby, near Rotherham.
The housebuilder acquired the site from land and property development specialist Hargreaves Land for an undisclosed sum.
Hargreaves Land promoted the site, securing a greenbelt release in Rotherham Metropolitan Borough Council’s Local Plan in 2018 and subsequently secured outline planning permission earlier this year.
Called Jet, the proposed development will comprise a mix of two-, three-, four-bedroom homes and will include terraces, semi-detached and detached properties. If given the go ahead by the local authority, work at Jet is anticipated to start in the summer with the first residents expected to move into their new homes early next year.
Sheffield-headquartered Honey says its house types have all been specifically designed to combine “style, substance and sustainability” for the benefit of buyers. Prices for homes at the development will be released if planning is granted.
Of the 185 homes, 25 per cent have been designated to affordable housing. Honey will also make a £786,000 contribution to local initiatives that will benefit the community if planning is granted.
Founded in October 2022, Honey is backed by private equity firm Alchemy Partners and its Alchemy Special Opportunities Fund IV which has £937m of fully committed capital.
Since the start this year, Honey has secured six sites across Yorkshire, Derbyshire and Nottinghamshire that, subject to planning, will deliver 867 new build homes and revenues of £262m.

Honey has analysed consumer insights and trends to inform its house type designs to ensure they meet the needs and wants of today’s new home buyers, including the flexible use of all living spaces.
Standard features in every Honey home include bi fold doors; individually designed fully integrated kitchens; and boutique style bathrooms with a signature free standing bath and full height tiling. All properties will have an electric vehicle charging point.
In addition, the house types will accommodate the Future Homes Standard which requires all new homes being built from 2025 onwards to produce 75-80 per cent less carbon emissions.
