Bargate Homes Receives Green Light for 49 Homes

Hampshire-headquartered Bargate Homes has received planning approval from Eastleigh Borough Council for a development of 49 homes on a prime 4.2-ha site in the village of Allbrook.
Located west of Allbrook Way, the allocated site was granted outline planning permission in 2024, including provision for a new dedicated access route via Knowle Hill. Today’s approval of the reserved matters application will enable the multi-award-winning housebuilder to make preparations to commence construction later this year.
The 49 homes have been designed in line with Nationally Described Space Standards (NDSS), which is beyond current Building Regulations and demonstrates Bargate Homes’ commitment to pushing the boundaries to deliver an exceptional standard for new homes across Hampshire and The Solent.
To meet local housing needs, the mix of two-storey houses will include detached, semi-detached and terraced designs, as well as a selection of single-storey bungalows. The energy-efficient homes will range from one- to four-bedrooms, catering to downsizers, rightsizers, families, upsizers and first-time buyers.
32 of the homes will be sold on the open market, with 11 available through affordable rent and six for shared ownership, meeting the tenure policy requirements for the Borough. All homes allocated through affordable housing will be transferred to Bargate Homes’ parent company, VIVID.

The new collection of 49 Bargate homes will be set amongst 1.67 Ha of open green space. The development will include a new children’s play area and internal links to the public right of way at the western part of the site – linking Knowle Hill to Boyatt Lane.
The approved development will deliver biodiversity enhancements through new native planting, hibernacula, bat boxes, swift bricks, bee bricks and bird boxes, all of which will be incorporated into the new dwellings. Each home will achieve a high EPC rating and benefit from EV car chargers, solar PV panels and air-source heat pumps.
Blue infrastructure, including a SuDS basin and wetland, is also a key element of the development design. These features will be integrated into the scheme, creating an attractive space for residents to enjoy, together with the inclusion of seating areas, pedestrian routes and a boardwalk.
The new homes have been sensitively designed to be in keeping with the local vernacular and reflect the woodland edge, with traditional elevations, using predominantly red multi brick, painted brick and natural timber effect cladding.
The majority of the car parking for each home will be contained within each plot to ensure vehicles do not dominate the street scene, allowing for extensive landscaping and new trees to be planted. Several plots will accommodate single or double garages, including storage for bikes and bins within the garages, or a separate bike store will be provided.
Allbrook is well-connected, lying north of Southampton and five miles east of Winchester. The development site is only a seven-minute drive to Eastleigh’s town centre. The nearest train station is Eastleigh, which is either a five-minute drive or a 35-minute walk, with frequent services to Portsmouth, Winchester, Southampton, and London Waterloo. The M3 is close to the site – only 1.3 miles away – providing easy access to the wider motorway network.
