Hayfield has received the green light from Wiltshire Council for a £21m development featuring 50 zero carbon ready luxury homes. The prime eight-acre (3.22 Ha) site is in the Wiltshire village of West Lavington, on the outskirts of Devizes.
Located off Lavington Lane, on the north edge of the Salisbury Plain, the Hayfield Rise development will feature a range of bungalows, maisonettes and two-, three-, four- and five-bedroom executive houses. The expansive scheme will also incorporate landscaped Public Open Space, an equipped play area, native tree planting, an attenuation pond, and a new area of pollen and nectar-rich wildflowers.
Located five miles from the medieval market town of Devizes, the development has been designed to blend seamlessly into the surrounding semi-rural landscape of its picturesque and historic village setting. Also located in West Lavington is Dauntsey’s School, which was founded in 1542, while Dauntsey Academy Primary School is located adjacent to Hayfield’s site. As part of the Hayfield Rise development, 20 designated drop-off car parking spaces will be provided for the Primary School, for the use of parents and carers.

The Hayfield Rise homes will feature room dimensions that greatly exceed those typically seen in the new homes market. The zero carbon ready specification will far exceed Building Regulations, featuring air source heat pumps, energy-efficient underfloor heating, electric vehicle fast-charging points, 100% renewable energy, and ultra-fast broadband.
Cllr Julia Ford, chair of West Lavington Parish Council, said:
“The Hayfield Rise site was allocated within our Neighbourhood Plan, which was produced in consultation with local residents. We have worked closely with Gaiger Properties Limited – the previous landowner – and Hayfield over these plans for 50 new homes and are pleased to see that the architectural style has been heavily influenced by traditional homes in the village.”
Hayfield’s scheme will also include the creation of a new access road and footpaths to adoptable standards from Lavington Lane, with the development design supplementing existing mature hedgerows and trees. The executive homes have been designed with a high degree of consideration to the local vernacular, with features including brick detailing and traditional porches. Predominantly heritage red brickwork will be complemented by dark grey feature window frames, and traditional brown and grey roof tiles.
30% of the proposed scheme will be designated for affordable housing, with all 50 homes tenure blind by design. All homes will have designated parking, with many benefiting from garages. Visitor parking spaces will also be widely available. The density of the development is archetypally Hayfield and much lower than typical new build schemes.
The Marlborough Downs are a short drive from the West Lavington site, with the border of the wider expanse of the North Wessex Downs AONB situated only five miles away. The vibrant towns of Salisbury, Bath and Swindon are easily accessible via the A360. There are direct trains from Salisbury to London Waterloo.
