Housebuilder Gleeson Homes has been granted planning permission to build 66 affordable, quality new homes in Broughton Moor, West Cumbria.
Remediating previously coal mined land off Dearham Road, Gleeson’s new development is ideally located between the larger towns of Workington, Maryport and Cockermouth, where there is a strong demand in the area for new build homes.
Gleeson’s new development, which will be known as Calluna Grange, will see the six-acre land be transformed into beautiful and carefully designed, quality, affordable 2, 3 and 4 bedroom semi and detached homes.
Prices on the development are anticipated to start at just £93,995 for a two-bedroom home, which is over £70,000 less than the average house price in the locality. The Government’s Help to Buy: Equity Loan scheme will be available on this development, meaning prospective homeowners will be able to buy a home at Calluna Grange with just a 5% deposit, perfect for first-time buyers and young families in the area.
The development itself will be made up of 13 affordable homes, priced at 20% lower than their market value, with a Section 106 agreement stipulating that Gleeson will adapt local footpaths, and improve the children’s play area close to the development, which as a result will provide a safe and attractive route into the heart of the village and direct access to Broughton Moor primary school.
The site will have plenty of open green space, with Gleeson planting a wildflower meadow to improve biodiversity and ecology in Broughton Moor. Gleeson will also improve the local roads, increasing safety by relocating a 30mph speed limit.
Construction at Calluna Grange is set to begin in summer 2021, with the show homes opening in autumn. The first new homes for sale will be released for sale in September 2021 with the first homeowners expected to move into their homes in the Spring of 2022.
This will be Gleeson’s seventh site in Cumbria and will be the third site specifically in West Cumbria, with Florence Drive a small development of 28 homes with prices starting from just £111,819 located 17 miles away in Egremont and another recently acquired development, The Rowans, 220 new homes in Workington just five miles away.

Gleeson is seeking local labour and sub-contractors to work on this exciting new development, including applications from local young people who are interested in joining the Gleeson apprenticeship scheme.
