Inspectas simplifies CDM compliance with new website

Property compliance specialist Inspectas has launched a new website to help architects, developers and contractors navigate the complexities of Construction (Design and Management) Regulations.

Since the CDM Regulations 2015 broadened CDM responsibility to all “duty holders”, Inspectas has developed a team of specialists dedicated to managing the full process to take the pressure and workload away from its clients.

The company’s new CDM consultancy services website is its latest tool to help businesses understand the breadth of support available to help with CDM Regulation compliance, from taking on the central role of a dedicated CDM advisor who bridges the gap between client and principal designer to becoming your Principal Designer or assist in the delivery of construction site audits.

Building Safety Act 2022 (BSA)

The Act applies to construction, refurbishment and on any works on Higher Risk Buildings (HRB’s). Under BSA there is a requirement to demonstrate building safety through a new system of gateway points during design & construction and a safety case report during occupation. The Act, amongst other things, introduces the role of ‘The BSA-PD’ who must ‘plan, manage, monitor design works, and co-operate, coordinate and communicate to ensure design work, if built complies with Building Regulations’.

Inspectas can undertake this new role of the BSA-PD alongside the CDM-PD role to assist Clients manage and discharge their duties under the Building Safety Act.

The Inspectas team has more than 20 years’ experience in CDM consultancy for clients including large new build schemes in busy city centre locations to refurbishment works in live manufacturing environments and office space refurbishments.

Health and Safety Divisional Lead Naveed Mohammed said CDM consultancy has become a bigger focus for the Inspectas team as architects, designers and contractors seek to outsource the process due to its complexities, their lack of competencies and appetite to deliver the role.

He said: “CDM Regulations 2015 put the onus and responsibility onto architects, designers and contractors who we know are already working in challenging situations from supply chain frustrations and increasing costs to managing teams of employees and subcontractors.

“However management of the statutory construction, fire risk and wider health and safety issues on any build or refurb project is non-negotiable so expert, external support is often needed to allow project teams to keep focus on their core strengths.

“Some clients prefer us to act as a sounding board – an assistant to the Principal Designer or a bridge between themselves and their client. Others are looking for someone to take all aspects of CDM away so they can focus on their own client priorities and deliverables.”
