Countryside, the UK’s leading mixed-tenure developer, has secured unanimous planning consent from Enfield Council for Phases 2A and 4 of Elements, delivering 303 new homes at the £300m regeneration of the former Alma estate in Ponders End in partnership with Enfield Council.
Located on South Street and Alma Road (to the west and north of Ponders End station respectively), Phases 2A and 4 will deliver 303 new homes, with 104 affordable homes, in a mixture of Shared Ownership and Affordable Rent. As well as the new homes, a new public park will also be created, as well as sports and play facilities, communal gardens and circa 700 sq m of new commercial space.
With planning consent now granted, works are expected to begin later this year with the first new homes ready to occupy in 2023. The construction of these phases will directly support 383 jobs, along with 379 jobs in the supply chain. 48 new jobs are also estimated to be created once the phases are complete and operational.
Elements is Countryside’s landmark regeneration scheme that is transforming the Alma estate in Ponders End with over 1,000 new homes and over 71,000 sq ft of new community facilities over 10 years. To date, three phases of the Alma regeneration project have been completed with 310 homes (97 of which are Council homes) handed over. A new playground, medical centre and youth centre have also been delivered, with the Medical Centre and Youth Centre successfully opening earlier this year.
